We built Urbero so the whole NYC rental chain works off one building record.

One record, three audiences

A New York apartment passes through a lot of hands. A landlord owns the building and decides whether to self-manage or hand leasing to a brokerage. A brokerage runs the full leasing workflow — inventory, the deals pipeline, showings, comps, team assignment, renewals. A tenant ultimately lives there and needs to see their lease, message their team, and report a problem. Urbero puts all three on the same building → unit → lease → tenant record, so the work flows end to end instead of being re-keyed at every handoff.

Because everyone acts on one source of truth, the thread never gets lost: lease and tenant history is append-only and survives agent turnover, every change is written to an audit log with actor, action, before, and after, and a landlord’s building, the brokerage’s lease, and the tenant’s portal are literally the same record. It’s not a CRM bolted onto spreadsheets — it’s the connected system the whole NYC rental chain runs on together.

The whole pipeline, in one place

Urbero carries an apartment from leasing to living without leaving the platform: find the building with owner-acquisition prospecting, list it on a branded public landlord site with per-unit listing pages, close the lease in the deals pipeline, and run the lived-in part — the tenant portal, maintenance issues, and renewals — off the same record. Landlords get a read-only portfolio overview, a live rent roll, and a two-way requests-and-approvals workflow with their brokerage; tenants sign in with a magic link to view their lease, message their team, and submit a maintenance issue that routes straight to the right party.

We’re NYC-native because that’s where the regulation density is highest. A three-layer rent-cap gate — RGB order ceilings, the HCR MCR cap, and the HPD Good Cause Eviction local standard — runs before any lease writes, IAI / MCI uplifts honor the $15k / 15-year HSTPA ceiling, and FARE Act fee disclosure, DHCR registration, and RTP-8 renewal generation are built in. Free NYC government-data signals — HPD violations, ECB penalties, owner registration — enrich every building automatically.
