A per-row renewal state machine tracks offered → accepted → declined → expired, the DHCR RTP-8 statutory stage is computed for stabilized units, and you can export a per-landlord renewal-pricing PDF — every suggested rent already run through the NYC rent-cap gate.

NYC rent-compliance gate

Every rent-affecting write passes through one chokepoint. Layer 1 applies RGB order ceilings to rent-stabilized units. Layer 2 checks the HCR MCR cap and DHCR-stored legal rent for rent-controlled. Layer 3 applies the NYC HPD Good Cause Eviction local standard to covered free-market units — an advisory rebuttable presumption, not a hard cap. IAI / MCI uplifts respect the $15k / 15-year HSTPA ceiling automatically. When a brokerage admin pushes past a cap, the override is logged with a reason — append-only, auditable forever — so your exposure is documented in the same record.
